Guide to MortgageTB for young people
Fulfilling your dream of a new home can be easier than you thought. Read our 6-step guide and get to know the mortgage application process.

The first step to get a mortgage (home loan) is a consultation. You can choose:
- an online meeting via our DIALOG Live service on the telephone number *1100
- online through the Tatra banka mobile application
- a personal visit to a Tatra banka branch.
You will get a non-binding loan offer yet on the first meeting. The offer lasts 30 days during which you can decide on the next step.
If loan parameters and conditions suit you, submit a loan application to a mortgage loan banker or online via the Tatra banka mobile application.
You can submit documents electronically without visiting a branch by uploading them to the Tatra banka mobile application. Documents can also be brought physically to the bank branch.
Documents you will need to submit the loan application:
- documents proving identity of the applicants
- documents proving income of the applicants (e.g. in case of income from business or income from abroad)
- documents related to the loan purpose (e.g. purchase contract, building permit / decision on the construction intention or itemized budget for construction
- documents related to the mortgaged property (especially an expert opinion)
As regards the expert opinion, it is required to bring 1 original document. It must not be older than one year (the bank accepts an older expert opinion in case of a refinancing loan – however, it must not be older than 7 years).

Tip: We will arrange an expert for you
If you are putting an apartment under mortgage, have it assessed via Tatra banka. The assessment will be arranged for EUR 150 (for one property, while the bank arranges the assessment only in case it´s not a financed property in case of a loan with the purpose of acquisition).
The approval process of a loan application is made on an individual basis and the result depends on several factors. The process takes into consideration your ability to repay the loan, as well as the value of the mortgaged property.

Tip: Track the status of your application
Activate the Tatra banka mobile application and track the status of processing of your mortgage application online in the product detail.
The mortgage banker will notify you of the result. If you are a Tatra banka client and have activated the Tatra banka mobile application, you will also receive a push notification.
After the loan is approved, we will prepare the contract documents you will be able to go through before signing.
The terms and conditions set out in the contract draft are guaranteed for 30 days.
You have several options how to sign the loan contract:
- at any Tatra banka branch free of charge,
- in front of a notary with charge,
- at the registry office with charge.
Even if you choose to sign the loan contract in front of a notary or at the registry office, you will always need to bring the contract back to the branch.
The mortgage loan banker will check the document and provide signature for the bank.
All you need to draw a loan is:
- to visit the cadastral department of the relevant district office where you will submit all the required documents and pay the charge for the application for entry of mortgage, one original of the application for entry of mortgage (must be confirmed by the Land Register),
- to provide insurance of the mortgage property, which is obligatory for the case of a mortgage loan and bring to the bank the form Confirmation of receipt of the notification of lien creation certified by the insurance company,
- to meet other individual conditions for loan drawing set out in the loan contract and ask for loan drawing at the bank.
Documents required for the Land Register:
- 2x application for entry of mortgage
- 2x mortgage contract
- Copy of power of attorney for the bank
- Other documents defined as attachment in the Application for Entry of Mortgage
During the period when you gradually draw your mortgage, you only pay the bank interests on the drawn portion.
After you have finished the entire loan, you will start paying a monthly annuity payment, which consists of interest and principal.

Tip: Save your time
Leave the visit to the land registry to us. The service is charged at a rate of 30 EUR (for one visit to the land registry).
We can also help you with insurance. We can arrange property insurance from Allianz – Slovenská poisťovňa, a. s. and UNIQA pojišťovna, a.s., branch of an insurance company from another member state, directly in our office or by telephone via DIALOG Live service.
Do not forget the terms and conditions after drawing up the loan. You can find exactly what needs to be delivered to the bank in the list of documents included in your loan documentation.
You will repay your loan in monthly annuity instalments. Your instalment will remain the same throughout the entire fixation period.
You can request some changes during the repayment process, such as for example:
- change of instalment day
- change of repayment account
- change of interest rate fixation period
- change of the initially mortgaged property for another
- change of co-borrower
You also have the option to make extra payments.

You can check the processing status of your mortgage application online in the Tatra banka mobile application.
- In the Loans - Application in Progress section, you will see all the stages your application has already gone through, as well as its current status. You will also find all important information regarding your loan here.
- We will send you a push notification every time there is an important moment in the processing of your request or we need your cooperation.
- You can ask us to contact you at any time - the bank employee who dealt with your request will contact you as soon as possible.

General loan information
How long does it take to arrange a mortgage loan with Tatra banka?
Arranging your mortgage for a house or apartment is individual according to the documents that need to be documented and the conditions that need to be met.
By default, however, the average length of mortgage process, i. e. from the evaluation model, documentation of all necessary documents, submission of the application, signing of the contracts to the drawdown of the loan itself takes approximately 2 weeks.
What kind of proof of income is accepted for a mortgage loan to buy a house or flat?
For the purpose of providing a mortgage, we accept income by default:
- employee - income for the last 12 months is assessed retrospectively, or for a shorter period, but at least for 6 months,
- employee abroad - only income from dependent activity and transferred to the account for at least 6 months,
- pensions - old-age, widow's, invalidity and retirement,
- natural person entrepreneur - at least one completed tax period,
- legal entity - minimum duration of business 24 months.
I have not selected a property yet. Can I apply for a loan anyway?
At Tatra banka, we can recalculate your loan offer at the first meeting. Thanks to the pre-calculated preliminary loan amount, you will find it easier to find the property that we will finance for you. You can apply for a mortgage as soon as you have selected a property.
Can I apply for a mortgage even if I do not live in Slovakia?
A citizen of the European Union with income from the territory of the Slovak Republic can apply for a mortgage as standard.
What is the difference between the interest rate and APR?
The annual percentage rate of charge is the percentage of all costs associated with the loan. The calculation includes e.g. loan amount, loan fee, interest rate and other costs, such as premiums for real estate insurance, cadastral costs, real estate appraisal costs, etc.
In addition to the interest rate, the loan fee, the expert's fee for the expert opinion, the fee for the proposal to deposit the lien, the insurance premium for real estate insurance and other fees associated with the loan are also included here.
The interest rate is one of the values included in the calculation of the APR and represents a percentage of the price of a loan of money.
For example: The interest rate determines the amount of interest that is included in the monthly payment and represents an expense for the client. Interest, together with other costs, is converted into a percentage of the APR in order to compare the total cost of loans with different cost structures. For example, if you compare a loan with an interest rate of 1.35 % per annum and an APR of 2.10 % and a loan with an interest rate of 1.55 % per annum and an APR of 1.85 %, you will actually pay less on a loan that has an APR of 1.85 %. although at first sight it has a higher interest rate. In the first loan you pay less on interest, but other costs, e.g. for insurance, loan fees, etc., are so high that a second loan with an APR of 1.85 % is more advantageous, although it has a higher interest rate.
What is the procedure for financing construction of a family house?
When building a family house, we can finance a loan for you from the acquisition of the land.
Subsequently, the construction of a family house can be financed in the form of a one-off (in the case of the establishment of another real estate) or gradual drawing on tranches, depending on how you proceed with the construction of the real estate. Always after performing a certain volume of work, we will refinance the resources used and you will draw funds for the construction from the mortgage on the house.

Do I have to insure the property and how?
If the subject of the security is an apartment or a family house, it is necessary to take out real estate insurance (does not apply to land). Clients can take out real estate insurance through DIALOG Live or at a Tatra banka branch (thus saving time), or at an insurance company of their choice.
How long does my mortgage offer pay?
The mortgage offer is valid for 1 month from its recalculation during the consultation when Tatra banka will calculate the maximum loan amount for which you can qualify with your income and liabilities.

What documents do I need to arrange a mortgage loan?
The basic documents that need to be provided to the bank are:
- proving the purpose of providing the loan (purchase contract, building permit, itemized budget for reconstruction, ...),
- proving the amount of income, which, after taking into account the expected monthly expenses, as well as other obligations of the applicant is sufficient to repay the loan (we can verify the amount of income directly at the bank, if the bank confirms it Social Insurance, otherwise it is necessary to provide proof of income) ,
- documents for real estate used to secure a loan (especially expert opinion, etc.),
- identification document of persons entering into a credit relationship.
Expert testimony
Will Tatra banka arrange for the expert appraisal?
If the property being mortgaged is an apartment, it is possible to request an expert appraisal directly from Tatra banka. We can provide an appraisal within 24 hours on business days. This appraisal is for the bank's internal needs only.
The client must ensure that an expert appraisal is prepared directly by an expert in the construction industry, the property value estimate sector, if:
- the property being mortgaged is a registered property and the purpose is to acquire this property,
- the property being mortgaged is a family house or building land.
In these cases, the bank does not provide an appraisal.
How old may the appraisal be?
As a standard, we accept an expert opinion not older than 1 year, while in the case of a refinancing loan, we accept an expert opinion up to 7 years old.
